The overall scheme will comprise 16 industrial and warehouse units with ancillary offices on a site of approximately 5.74 acres (2.3 hectares); it will be developed in three phases.  The first phase of the development is a block of 11 units, which are effectively two terraces back-to-back with a shared fire escape corridor between.  These units have shared service yards and parking areas.  The second phase comprises 4 units in two semi-detached blocks, which form Units 12-15.  The final phase is one large detached unit – Unit 16.
